Why? Looking at utility bills only provides partial information about your property’s utility usage and what you’re meters are actually servicing. An onsite utility inspection may find many different types of errors, such as these:

  • Your community  is being billed for meters or street lights not located on your property.
  • Your community is paying for meters that are not their financial responsibility. (I.e. model homes, master association areas, sub association areas, shared slopes, etc.)
  • Utility billing rate codes incorrectly applied (I.e. Is gas for water heating, space heating, fireplaces or cooking or any combination thereof – there are codes for each specific combination and only an onsite can verity what combination is actually correct for your property – and verify that  the utility billing code on your bills is correct!)
  • Are you paying sewer service charges for water NOT entering the city sewer system? (I.e. an onsite will note slope and landscaping square footage, pools, spas, water features, cooling towers, boilers and any other areas where water is being used – but not returned to the sewer system)
  • Your utility provider is applying incorrect rates. (I.e. billed as a single family residential client instead of multi-family or commercial client, which depends on what each meter services)
  • You’re being billed incorrectly for onsite utility services. (I.e. billed for 4” water meter instead of 2” water meter, billed for an electric meter multiplier of 2.0 instead of 0.2, which is stamped on the plate of the actual meter, LED street light lamps or high pressure sodium vapor street light lamps,  etc.)
